RENTAL REQUIREMENTS
First Rent Property Management
First Rent Property Management complies with all applicable Fair Housing laws. Applications are evaluated using consistent rental qualification standards and processed in the order received pursuant to California law and company policy.
Application Requirement
- Each occupant age 18 or older must submit a separate application.
- Applicants must provide all required supporting documentation before processing begins.
- Applicants must view the property in person, attend an approved virtual showing, or sign a Sight Unseen Agreement.
- Application screening fees are charged in accordance with California Civil Code §1950.6 and are non-refundable once processing has commenced.
- Incomplete, inaccurate, misleading, or unverifiable applications may be denied.
Co-Signers & Guarantors
First Rent Property Management does not accept co-signers, guarantors, or non-occupant financial sponsors.
Each financially responsible applicant must qualify based on the screening standards, including income, credit, rental history, identity verification, and all other application requirements.
Household income may be considered only when each financially responsible applicant is an approved occupant and a party to the lease.
Income Requirements
- Combined gross monthly household income must generally equal at least three (3) times the monthly rent.
- Income must be stable, lawful, verifiable, and sufficient to satisfy lease obligations.
- Additional documentation may be required for self-employed applicants or non-traditional income sources.
Acceptable income documentation may include:
- Pay stubs
- Employment offer letters
- Tax returns
- Bank statements
- Retirement or benefit statements
- Court-ordered support documentation
Rental History Requirements
Applicants should demonstrate:
- Minimum twelve (12) months of verifiable rental or mortgage history
- Timely payment history
- Compliance with prior lease terms
- Positive landlord references
Applications may be denied for:
- Prior evictions or unlawful detainers
- Outstanding rental debt
- Repeated late payments or NSF payments
- Lease violations
- Property damage
- Unauthorized occupants or pets
- Material negative landlord references
Credit Standards
Credit history is evaluated as part of the overall application profile, including:
- Payment history
- Collections
- Judgments
- Housing-related debt
- Outstanding financial obligations
Medical debt alone will not be used as the sole basis for denial.
Credit Guidelines
Any additional deposit requirement is subject to applicable California security deposit limitations.
Credit profile guidelines:
- 700+ Credit Score: Standard deposit.
- 671–699 Credit Score: May require an additional deposit.
- 650–670 Credit Score: May require a higher deposit or additional qualifying factors.
- Below 650 Credit Score: May require additional qualifying factors or may result in denial.
Additional qualifying factors may include:
- Strong rental history
- Stable employment
- Significant reserves
- Low debt obligations
- Co-applicant strength
Criminal Background Screening
Criminal background screening is conducted in compliance with applicable law.
Criminal history may be evaluated based on:
- Nature and severity of offense
- Time elapsed since conviction or release
- Pattern of conduct
- Evidence of rehabilitation
- Relevance to resident safety or property protection
Arrests not resulting in conviction will not be used as the sole basis for denial.
Holding Deposits & Move-In Funds
- Approved applicants may be required to submit a holding deposit within 48 hours of approval.
- All move-in funds must be paid in certified funds unless otherwise approved by management.
Pet Policies
- Pets require prior written approval and a signed Pet Addendum.
- Additional deposits, pet rent, breed restrictions, or insurance requirements may apply.
- Assistance animals are evaluated separately in accordance with fair housing laws.
Renter's Insurance
Residents are required to maintain renter's liability insurance throughout tenancy in the minimum amount required by the lease agreement.
Required Documentation
Applicants may be required to provide:
- Government-issued photo identification
- Proof of income
- Bank statements
- Tax returns or W-2s
- Employment verification
- Rental history information
- Additional supporting documentation upon request

Applicants receiving adverse action notices may dispute inaccurate information directly with the consumer reporting agency.
