SCREENING CRITERIA

First Rent Property Management complies with all federal, state, and local Fair Housing laws. We do not discriminate based on race, color, religion, marital status, national origin, sex, sexual orientation, familial status, disability, source of income, age, ancestry, citizenship, gender identity, gender expression, genetic information, immigration status, primary language, or any other arbitrary basis. Our policies align with the California Fair Employment and Housing Act (FEHA) and the San Diego Municipal Code.

 

Application Timeline:

* Applications for possession or responsibility of rent are processed within three weeks of the property being rent-ready or the application is approved.

 

Screening Process:

1. Applicants must meet all guideline requirements.

2. Screening includes verification of credit history, rental references, employment, and a nationwide criminal background check.

3. Depending on reference availability, Processing may take one to five business days.

4. In cases of multiple qualified applications, the first submitted application that meets the criteria will be given priority.

 

General Requirements:

1. Applicants must view the property (in-person or virtually) or sign a Sight Unseen agreement.

2. Each adult (18 years or older) must complete an application and pay a non-refundable fee of $35.00.

3. A holding deposit equal to one-half of one month's rent is required within 48 hours of approval.

4. Rent and security deposit must be paid with certified funds (cashier's check or money order).

5. Tenants must maintain a "HO-4 Renters Insurance" policy listing First Rent Property Management and the property owner as additional insured.

 

Rental Requirements:

1. One year of verifiable rental or mortgage history is required.

2. No eviction history.

3. No outstanding rent balances.

4. Negative landlord references may result in denial.

5. Three or more 72-hour notices, NSF checks, or late payments within one year will result in denial.

6. Excessive noise complaints or other documented issues may result in denial.

7. Proper notice to vacate must be verified with the previous landlord.

 

Income Requirements:

1. Gross monthly household income must be at least three times the monthly rent.

2. Monthly obligations must not exceed 80% of income.

3. Acceptable proof of income includes pay stubs, offer letters, tax returns, or court-ordered support.

 

Credit Requirements:

1. Credit information is verified, including payment history, bankruptcies, and judgments.

2. Medical debt will not be a basis for automatic denial.

3. A FICO score under 700 requires an additional deposit.

4. Minimum Credit Standards:

* Good Credit (700+): Approved at advertised deposit.

* Acceptable Credit (671-699): Approved with an additional 1/2 month's deposit.

* Marginal Credit (650-670): Approved with an additional one-month deposit.

* Unacceptable Credit (<650): Application denied.

 

Criminal Background Screening:

1. Applications will be denied for felony convictions within five years of release for violent crimes, sex offenses, or illegal manufacturing/distribution of drugs.

2. Drug and alcohol-related felonies may be waived with proper rehabilitation documentation.

 

Denial Policy:

1. Applicants may request adverse action information from the screening agency TransUnion.

2. Appeals must be submitted within seven days of denial.

 

Disabled Accessibility Statement:

1. Reasonable modifications are allowed at the tenant's expense with landlord approval.

2. Restoration to the original condition may be required unless waived by the landlord.

 

Pet Policies:

1. Pets are allowed only with prior approval and a signed Pet Lease Addendum.

2. Additional pet deposits or pet rent may apply.

 

Application Submission Requirements:

* Completed Rental Application (one per adult).

* Pay stubs (three most recent) or proof of income.

* W-2 or Tax Returns (two most recent years).

* Bank Statements (two most recent months).

* Identification (two forms; one must be a photo ID).

 

Application fees are non-refundable for incomplete or denied applications.
